A residential ECAD audit is generally required when all three conditions apply:

  • The property is within Austin’s full-purpose city limits.
  • It receives electricity from Austin Energy.
  • It is at least 10 years old.

Straightforward ECAD Compliance for Austin Home Sales

An ECAD audit is a disclosure requirement. It is not a pass-or-fail inspection, and the seller is not required to complete the recommended improvements.

The report provides a snapshot of the home’s current energy-efficiency conditions and includes general recommendations. Once the property is under contract, the results must be delivered to the buyer or buyer’s agent with at least three days remaining in the option period. If there is no option period, the results are due when the contract is signed.

The best time to schedule is shortly after listing. The report remains valid for 10 years.

What We Check During the Audit

The residential ECAD audit documents:
  • Windows and existing solar shading
  • Attic insulation type, depth, and condition
  • Ductwork type, location, condition, and insulation
  • HVAC equipment information
  • Duct leakage measured with a duct blaster
  • Exterior door weatherstripping
  • Weatherstripping and insulation at attic access points
  • Sealing around plumbing penetrations under sinks
  • Water-heater type and fuel source
  • Water-saving fixtures and toilets

These findings are recorded in the official ECAD report, along with general energy-efficiency recommendations.

Most appointments take about an hour. Larger homes, high ceilings, and homes with many register grilles may take longer because every grille must be sealed for the duct leakage test.

How the ECAD Audit Process Works

1. Schedule and Provide Access

2. We Complete the Audit

An Austin Energy-approved, BPI-certified auditor completes the inspection and duct leakage test.

No one needs to be present when we can enter through Supra, another lockbox, or other agreed access instructions.

3. Receive the Report

We submit the results directly to Austin Energy and email the PDF report to the requestor, billing contact, and anyone else requested.

The report and online payment link are sent together. Most reports are emailed the same day.

How to Prepare for the Appointment

Please make sure electricity is turned on and we can access:
  • The home and attic
  • HVAC equipment and thermostats
  • The water heater
  • Every room with a supply or return grille

Provide accurate Supra, lockbox, gate, key, or other entry instructions.

The HVAC system does not need to be operational, and natural gas service does not need to be turned on.

Is an ECAD Audit a Comprehensive Home Energy Audit?

No. An ECAD audit is a standardized disclosure audit for a real estate transaction. It records specific conditions and provides general energy-efficiency recommendations.

It is not intended to fully diagnose hot rooms, high utility bills, humidity, poor airflow, or complicated HVAC and duct problems. Those concerns require a more comprehensive home-performance evaluation.
