Energy Conservation Audit and Disclosure – What is ECAD?



What is An ECAD Audit?

Energy Audits for Austin are called Energy Conservation Audit and Disclosure or ECAD. Is an audit of HVAC air duct system, attic insulation, and solar shading. In addition, a total duct leakage test is also performed at that time.

The ECAD Ordinance Austin City Code Chapter 6-7 requires that Austin homesellers include an energy audit disclosing the home’s energy efficiency as part of the real estate transaction. The seller must, therefore, provide a potential buyer with the Manditory ECAD Audit report. Audit must be provided three days prior to the end of the option period or at the time of contract signing if no option period exists.

The City of Austin does not require that you make energy efficiency improvements to your home. It is simply a disclosure for the buyer. If, however, the homeowner makes the changes set forth in the audit they can save energy and money.
